Example 1)
The Committee Self-Manage the building, they organise their own cleaner, gardener and already have a pool technician and lift maintenance company.
They have difficulty in collecting communal fees from some of the owners, and would like someone to take over the Credit Control and Administration.
After discussion with the client, we put together a package including our Credit Control and Administration services.
The committee retain full responsibility and control of their existing service staff and providers. We deal with every aspect of collection of the communal fund including invoicing, reminders, dealing with debtors, monitoring and recording all payments and expenses, paying suppliers and utilities and producing detailed monthly reports.
Example 2)
The Committee are looking for comprehensive management service but want to keep using their existing pool technician. They wish to retain full control of their building, but require a professional provider to deal with the collection of the communal fund, administration, organise and supervise all the direct services of the site.
After discussion with the client, we put together a package including our Credit Control, Administration and Management Services.
We deal with every aspect of collection of the communal fund including invoicing, reminders, dealing with debtors, monitoring and recording all payments and expenses, paying suppliers and utilities and producing detailed monthly reports. We fully manage and organise all aspects of the day to day operations of the site, including Cleaning, Gardening, Lift Servicing, and General Maintenance additionally we use their existing pool technician as a subcontractor of the building. The committee are kept informed of all aspects of this service and have full control.

The building currently does not have a legal committee. The original developer still partially maintains the building however the owners wish to self-manage their building.
After discussion with the client, we provide our AGM Organisation and Committee Enactment Service.
We assist with every aspect in organising the first AGM and setting up the legal committee, including the enactment of the committee through a trusted legal firm. After the AGM the client takes our optional Credit Control service to assist with the collection of the communal fund.

Credit Control
Our Primary Service. Using a combination of trained, dedicated Credit Control Staff, custom Debtor Management Software, International licensed Debt Collection Agencies, Private Investigators and Lawyers we provide the most active and comprehensive communal credit control service in Cyprus.

Communal Administration
Irregular or unpublished communal accounts is the most common reason for owners non-payment of communal fees. We ensure that accurate and comprehensive records are continually produced and available to all owners.

Communal Management
High Value, hands on management of your communal property which is tailored exactly to your requirements. Dealing with suppliers and service companies, monitoring the building for maintenance, supervision of site service staff.

Communal Maintenance
We employ experienced and qualified staff in all areas of building maintenance.
Including: Plumbing, sewerage & bioplant maintenance, fully qualified electricians (UK trained and Cyprus EAC certified), pool plant room and equipment repairs, damp works & water leaks, pitched roof repair and replacement etc.
We are available to assist our clients from minor works through to major projects.

Direct Site Services
We can provide direct service staff to look after the cleaning and gardening of your communal property.
All staff are fully employed and registered in Cyprus.
They are provided at cost and their supervision and organisation is included as part of our management package. The number of hours required can be adjusted as required by the committee.

Certified Pool Mainteannce
A comprehensive professional pool maintenance service, performed by ‘National Swimming Pool Foundation®’, ‘Certified Pool Operators®’, and supervised by staff NSPF ‘Certified Pool Inspectors’.
One of our company founders is one of only three, ‘National Swimming Pool Foundation’ Instructors in Europe. As the NSPF Training Instructor for Hotels, Private Pool Operators and Management Companies in Cyprus, you can be sure our own staff are held to the highest standard.

Committee Setup
A legal committee is essential to operate and maintain communal building facilities and collect communal fees from unit owners.
We provide Advice and Assistance to help owners navigate the Regulations and Requirements surrounding the Creation of a Legal Committee.
We can also organise through our Trusted Legal Firm the Full enactment of a owners committee.
